This distance learning programme, supported by tutorials, guides you step-by-step through three transactions: a stand-alone fee simple residential dwelling, a cross-lease dwelling and a unit title property.

Learning objectives

The course covers how to:

  • Deal with matters such as requisitions, undertakings, special conditions, and settlement.
  • Use standard forms and procedures, particularly agreements for sale and purchase and land registration documents.
  • Distinguish between and become more familiar with various types of titles and different ownership and funding options.
  • Recognise and develop file management practices that reduce the chance of error or poor service to clients.
  • Apply risk management practices that recognise areas requiring decisions or input from your employing principal, including identifying conflict issues.
  • Advise on Authority and Instruction witnessing, Residential Land
    Withholding Tax obligations, and tax statements.


The course will run over six consecutive weeks and will comprise a of mix of personal study and interactive online tutorials. You will study the course materials and complete required tasks in your own time, while taking part in a series of six interactive presenter led online tutorials which will support and reinforce your learning. The tutorials will take place every second week, giving you time in the alternate week to complete your study and preparation.

Please note that to get the most from this programme it is very important that you complete the preparation.

Who should attend

This course is for lawyers, legal executives or litigators with limited practical experience in property law. Participants should have completed at least 3-6 months in a legal environment and be familiar with the ADLS standard form agreement for sale and purchase of real estate.

If others from your work are also registered for this online programme, you’ll need to use separate devices.

Tutorials will take place every second Monday and Thursday from 10.00am-11.30am. You will be sent a link to join each tutorial. 
Week 1: Personal study 2-6 November Week 2: Tutorials 9 and 12 November
Week 3: Personal study 16-20 November Week 4: Tutorials 23 and 26 November
Week 5: Personal study 30 November — 4 December Week 6: Tutorials 7 and 10 December


You will receive a manual which covers most aspects of residential property transactions and a folder with three case files and related tasks.

Cancellation & refund policy

Minimum and maximum numbers apply. Registrations will be accepted on a first-come/first-served basis.
Registrations close 10 working days before the presentation date (the closing date). NZLS CLE Ltd reserves the right to cancel any session that does not reach the budgeted minimum number of registrations. This decision will be made on the closing date and a full refund will be made to each registrant of the cancelled session. If you cancel your registration before the closing date, a refund will be made, less a $100 administration fee. After the closing date, there will be no refund. You may transfer your registration to another person until five working days before the presentation. Please advise NZLS CLE Ltd in writing of the change.
